North of 20 mil is my guess. Price is based on carrying capacity basis rather than area. These properties are mostly sold on a walk in/walk out basis, which means you are buying it lock, stock and barrel. Underlying land/lease + plant and equipment + all improvements + stock. Usually with a formula for the different classes of stock with adjustments for numbers based on a muster at settlement. As you can imagine, with deals of this size, there are many variations of this basic structure.
