while I would echo,,,some,, of what you say, I think the market sets the prices, based on location for sure, I really don't think alcohol or the number of toes someone may or not have affects it at all.
seriously though, looking at previous similar pieces of woodland it would indicate the price isn't that far out.
far more relevant is many of these woodland plots are full of restrictions some of which forbid any form of shooting.
I thought that for Norfolk 10,000 an acre was cheap. As RELOADER says it's the covenants that often...Woodlands For Sale are one such...that often can restrict shooting.
