Syndicate Land Available

I would like any information on the small plots as i would like to manage a bit on my own many thanks.

Thank you for all your private messages, i am running out of time to get all the details published this week and next week am off pig sticking in France.

Realistically it will be around the end of Feb before all the details go out, i am amazed at the amount of interest !

I make that £750 for 150 acre block no disrespect mate don't expect anything for 3 and 6 pence but that seems on the steep side, the going rate was around a pound an acre for larger blocks and a bit more for smaller, I genuinely dont know what the commercial rate is as there are a lot of idiots with more money than sense.
My friend has just told me of a very good syndicate place on 6000 acres of good ground for just over £600, don't know all the details yet but seems a bit nearer the mark to me.
As always up to the individual, you pays your money takes your choice, but I would do my homework carefully on this one chaps, it's along way to Scotland costs us £150 each to go up for the weekend, plus your syndicate fees, a roe only thirty -forty quid obviously a load of reds makes it a better propostion.
 
Land Costs

Knew i would get some comment on price

Currently sporting leases are going for between £10 to £15 a Hectare in Scotland, you are correct that there are people out there with more money than sense and that is one of the reasons land is increasing so much in the tender process with big bidders pushing it up as there is more demand than supply.

FC land is cheaper but also more restrictive with a min of DSC 2 required now days and the cheaper leases will be comming to an end as they go through the 7 year re tender process.

Syndicates, i keep mine very small and this is one of the reasons that the costs can be a little higher, i would rather be honest and just have say 5 guns in the syndicate that know of one another than a large syndicate with people getting upset. I know of syndicate places that are cheap but there are 30 people in the syndicate.

I do not make a profit from the land

Personally i would rather pay more for some good land, with a small honest syndicate for exclusive use as people devote a lot of time and effort on travelling etc.....

Thats not to say that you can't get some good deals sometimes, but they tend to be right place right time affairs. I wish i could get land at sub £1 an acre !
 
The was no disrespect intended and do not doubt that you are paying what you state or you are being out of order in anyway, I do not know you to make a judgement on anything other than what is up on the forum.

I also know you would be unlikely to get it at under £1, this is not what I was saying.
It is entirely upto the individual what they pay.
I have friends who pay far more than you are asking to play golf, they are the ones with the wallet and vote with it but at £750 for a 150 acres it is very steep for a few roe.
It may well be better value to have a few local stalks at differing grounds, the larger blocks are not to bad at a grand if the deer are present in good no.s.
However Malc will tell you he has a small block that produces more deer than some ten times the size.

Nothing is black and white in the search for sporting ground, all I am saying is to take care if you are having to watch the pennies in what you buy, check out the deal.
Go walk the ground, look for deer or signs they are at least present in sufficient no.s for several guys to have a fair crack at, see how long it takes you to get there, cost of staying in the area it all adds up.
There is no point in having somewhere so far away it can't be used regularly.

I totally agree, if you are looking at land then you should always look around and inspect the land to your satisfaction and that of your other prospective members.

I too have small blocks that produce well, these are normally a "stratigic" location ie bordering an uncontrolled FC block so that they stock up well being on the fringe.

For me transparency is the key, no one should ever be in any illusion on what they are getting, with stalking land it is a case i am afraid of buyer beware as there are a few bad ones out there
 
I have had a phone call tonight from a friend who had seen this post told me that as stated prices have rocketed, another member had bid for block near him put in a very good tender as it was near him to find that the winner was at least five bids above him.
The figure of £8 an acre was mentioned, not sure if this was the winning bid or the unsuccesful tender :shock:
Neil appears to be well on the mark, some very rich and stupid people out there who are sadly going to screw it up for everyone else :twisted:
 
hi just to add my thorts there are so many ppl starting shooting now and there is only so much land we can shot on! how many ppl on ere have lost land in the past few years from being out bit ect ?
i no i have !
any how ive met neil hes a top bloke and any land ive seen of his is first class with more then plenty of deer he dont lease over plated forestery with tiny rides and its not fc land so you no its your self controlleing the deer not fc lamping what you paid for and he ant the type to say theres 5 guns on 1 lease when really these 15 if he says 5 there will only be 5 and ill 100% vouch for that

I think your wrong mate quote you"as there are a lot of idiots with more money than sense." its more like green eyed monsters with no money whingeing.

you get what you pay for end of.
