Hope the house sells quickly! You forgot to mention the trout fishing in the area as well as the odd salmon! My late Mum's family were Walkerburn born and bred many years ago so some familiar ground!:tiphat:
 
The borders is cheap , apart from Innerliethen which is in a bubble
Perhaps Peebles a little as well but you certainly get more house for your cash than most places
 
I lived in Peebles - just over the river in Whitehaugh Park. Trout fishing on the River Tweed and the Ettrick and fishing up at St Mary’s Loch. Great place, but cold, but still…

Another Peebles man here, well Cardrona Village just east of Peebles. Roe and Sika stalking, trout and salmon fishing, wonderful walking, water sports. A "real" high street with character, nice pubs & restaurants (including one that serves the best venision burgers in the land 😁 ) and just an hour to the heart of Edinburgh or some glorious East Lothian beaches
