Owning a wood

I've seen a wood for sale and is 7.5 acres. It has a pond and a transient deer population. Would this be OK with a high seat and a .243 and .308? Does anyone else own a small woodland for shooting?

Thanks

I have a ground box on a 6-acre field that has hundreds if not thousands of young trees on it. Beauty is that from 2 points I can see virtually all of the ground and have safe backstops due to the rolling nature of the ground. I visit occasionally and the ground is productive roughly once in every 3 trips. It's not my main stalking but the owner wants the deer managed and will take all I shoot so its a win-win. Its difficult to tell from the limited information you provide but it all depends upon the topography of the ground, the safety of backstops, public access, nearby properties, etc. I shoot 2 other areas besides my main stalking; one is about a 1000 acres but is totally flat and surrounded by roads and paths so is virtually unshootable. Another I'm about to shoot tonight is barely 20 acres but has very safe rolling ground and a lovely safe wooded slope - very productive for fallow. What evidence do you have of the deer; browsing lines, racks, droppings, trail cam pictures? It could be a large investment for not many deer but you'll still have the woodland which in my book is a plus.

I know us deer stalkers are a very wary lot but I'd suggest getting an experienced stalker you trust to cast his over the ground and to take his advice. If you were closer, I'd willingly advise at no risk to gazumping you :thumb:

Thanks for the reply. I've not seen it yet, I'm hoping to take a look at the weekend. Deer is not the main reason for buying a wood. I've fancied getting one local for my kids to enjoy. Thanks again for the reply very helpful.

I own a couple of small woodlands. One is only about 2 acres (if that), but the right to shoot deer is specifically mentioned in the title deeds. It is a narrow strip right alongside a road, with a house at one end, but even so it was sufficient to support my application for a deer legal calibre, which was granted. At the time, it was the only land I had that gave me the exclusive legal right to control deer.
(Incidentally, there are no deer).

That’s probably not the greatest admission on a public forum (not being funny)

If you think about it, all of your woodland stalking probably takes place in a rolling 1 acre bubble around you, so 7.5 should be plenty dependent on other factors.

From a financial perspective, I have wanted to do the same thing and just can’t get past the maths of it. For example, I’m guessing 7.5 acres will be about £75k at the moment. That equates to a mornings paid stalking every single month for the next 30 years. You won’t get that on 7.5 acres!

Do you honestly thin that paid stalking will cost the same in 30 years time?
Do you honestly think that land prices will be the same in 30 years time?

Be aware that shooting is mostly sold separate to the land ! The present seller might never have owned any shooting ! Also if its in the middle of a larger holding you might be as popular as an outbreak of plague if you just crack up shooting what you please ( even if you hold that right )
If you want to purchase shooting its cheaper to just get a lease

They are as likely to be cheaper ( inflation adjusted ) than they are to be more expensive . In 30 years time i doubt i will be still stalking if i am alive , indeed even my future grand kids might not have the option to own a firearm . If you look back at the changes in my lifetime regards gun ownership alone , it does not seem likely !

All the woodlands for sale round here (south east) seem to have restrictive covenants to stop you doing anything that would risk the quiet enjoyment for other neighbouring woods (the explicitly mention shooting as prohibited)
All the ones I looked at pretty much said no clay pigeon or target shooting (or anything that would be noisy and ruin it for neighbours, a single shot every now and again would be fine) but if you own a wood you can control pests and protect your trees so shooting deer would be fine. This is from all the various ones I've looked at but always worth checking that there aren't other specific restrictions in place.

If it's being sold by woodlands.co.uk there will be some very restrictive covenants. This may also be the case with other sellers, but less likely.
Never the less check this carefully

I suspect the Stalking landscape will change greatly in the next 30 years, there may not be such a thing as recreational Stalking.
I also suspect land prices will only ever go up relative to inflation

There is a covenants. It says no clay or target shooting. The sporting rights are included. I see it as an investment and use would not just be for shooting. I will be asking all the questions. Once viewed and questions asked, it may not be the one for me.
