One is only about 2 acres (if that), but the right to shoot deer is specifically mentioned in the title deeds. It is a narrow strip right alongside a road, with a house at one end, but even so it was sufficient to support my application for a deer legal calibre, which was granted. At the time, it was the only land I had that gave me the exclusive legal right to control deer.
(Incidentally, there are no deer).

Do you honestly thin that paid stalking will cost the same in 30 years time?If you think about it, all of your woodland stalking probably takes place in a rolling 1 acre bubble around you, so 7.5 should be plenty dependent on other factors.
From a financial perspective, I have wanted to do the same thing and just can’t get past the maths of it. For example, I’m guessing 7.5 acres will be about £75k at the moment. That equates to a mornings paid stalking every single month for the next 30 years. You won’t get that on 7.5 acres!
They are as likely to be cheaper ( inflation adjusted ) than they are to be more expensive . In 30 years time i doubt i will be still stalking if i am alive , indeed even my future grand kids might not have the option to own a firearm . All the ones I looked at pretty much said no clay pigeon or target shooting (or anything that would be noisy and ruin it for neighbours, a single shot every now and again would be fine) but if you own a wood you can control pests and protect your trees so shooting deer would be fine. This is from all the various ones I've looked at but always worth checking that there aren't other specific restrictions in place.All the woodlands for sale round here (south east) seem to have restrictive covenants to stop you doing anything that would risk the quiet enjoyment for other neighbouring woods (the explicitly mention shooting as prohibited)

If it's being sold by woodlands.co.uk there will be some very restrictive covenants. This may also be the case with other sellers, but less likely.I've seen a wood for sale and is 7.5 acres. It has a pond and a transient deer population. Would this be OK with a high seat and a .243 and .308? Does anyone else own a small woodland for shooting?
