Title deeds query

I have just received the title deeds for my late fathers property and want to know if the leasehold was purchased.

The property is unregistered so cant check with Land Registry.

Does anyone work in this field and can determine as I've read through it and am totally confused.

My partner said this is a conveyance of the freehold title, subject to a lease, but without seeing the whole document she cant answer your question.

She's a solicitor.

With all due respect, asking this sort of question on here may lead to problems. Solicitors is the way to go. Somebody once asked on here how to soft boil an egg. They got 150 different answers. So he had it fried instead.🤦‍♂️

The next page should tell you more and will describe what has actually been sold. The page you copied has the "recitals" which suggest that the then Vendor held and was selling both the freehold and the leasehold titles in which case they would probably merge on registration. However if the leasehold title granted rights (e.g rights of way) which were missing from the freehold title you might want to preserve the leasehold on its own and not allow merger.

I’d also ask the solicitor about the remaining duration of the lease which, if it hasn’t been extended, would need attention.

It states the term created by the lease shall merge and be extinguished, does this mean my father held the freehold and leasehold then ?

Pay the money and take it to a solicitor who can tell you properly what it is or what it isn’t things like that you should really keep off the SD, because everybody has an opinion and personally to me would be a very very personal legal document that someone suitably qualified should look at and advise on.
