Blue line on land registry map

Morning all. I'm hoping someone here may have a good understanding of these things and could perhaps explain the meaning of said blue line... It's crossing the garden of a house I would like to buy. It doesn't form a shape and isn't specific to this property - it looks to be a straight line from one road to another. The odd thing is that there's a river in the way, and it passes through the middle of a neighbouring house, as well as two other gardens. There is another line, not in line with it or attached to it, in the field opposite which appears to start and finish randomly in the middle of the field!

I've tried the usual Google search approach but have drawn a blank. The line is numbered but a search doesn't bring up any documents as it does with the numbers in red. Does anyone here know what it may be for, please?

Any good? The boundaries of the building are outlined in different colours; usually red for private areas, green for communal areas, and blue for transferable areas.

That makes some sense, but I can't find any other line which would relate to it. Surely for it to be an area, it should have an outline?
I'm not sure if the mark relates to a boundary? It's really odd that the lines run to nowhere and just stop!
 
I see it runs parallel to the road, and is designated as "transferable". Transferable to who? Could it be a piece that's reserved for a future widening of that road?

That line is a stream. Transferrable to who is a question I have in my mind. I can't see who it would benefit?

Colouring Conventions used in Title Plans
  • Brown - Benefit of Easements such as rights of way or rights of drainage.
  • Pink - Covenants.
  • Light Blue - Different Covenants.
  • Light Blue - Burden of Easements.
  • Yellow - Right of Pre-emption.
  • Green - Green edging is used to denote land removed from the Title.
 
my best guess is private or shared drains. i have never see that drawn as such before.
The houses next to it are quite well below the level of the road. Maybe their drainage crosses over to the lower road at the end of the line? Good shout
 
Have you looked at the conveyance?

The conveyance should detail all the charges relating to the property and should detail what different colours relate to on the title plan.

The title deed is only a snap shot of what is on the conveyance.
 
Looks to me as if they may be easements for electricity cables as several of the blue lines on that plan connect to substations. There are also pink & yellow lines which appear to be other service runs.

Sure enough, Google Street View shows an above ground cable running across pretty much on that line. I'd not noticed it when we looked at the property! That's almost certainly it.
