Seriously, as said by others, the squeaking is usually caused by the laces rubbing against the leather. If lube doesn't work try roughening the area of the tongue where the laces are rubbing with glasspaper. Take the laces out and you will see the polished areas where the laces are rubbing.

If you use Mink Oil I like the paste version better, seems to soak in much faster

I use the Fiebings brand stuff as its easy to source over here
 
Meindl sport wax a poor substitute to the tins of Nikwax.

But whichever you use never wait until the boot looks like it needs it keep the leather topped up and supple.
 
If the harder waxes are not working you could try something softer like Neatsfoot oil or lanolin. You can get lanolin B.P. at the chemist or Hydrolan or Flexolan from a saddler
 
Try taking the laces off and give them a good wax (sports wax is good)
Stops the issue if its lace related !
