Selling -- Who Gets First Dibs -- Poll

As Klenchblaze mentioned in my earlier thread, it seems a quick poll may be in order.

Hi All,
So when selling an item someone pms you saying they will take it and 5 mins later someone says the same on the thread itself. Who gets priority?
There are some forums I am on and forum rules state that you have to state yes please or words to that affect.

With my hangers people sometimes want to place an order via the advert so I ask for a PM, sort out what they need also an address then make it
send the payment details and then post on the advert something like this.

For Sale: Post in thread 'Drinks Chiller Gambrel - Fallow/Roe/Muntjac/Wild Boar/Reds/Sika Versions also the New Lazy 7 ready for shipping.'

Surely all a potential buyer can do is to make an offer? The person offering something for sale may sell it to whomever he choses; or not at all, just as he pleases.
