I have on offer a unique woodland property available that I will be putting out to 1 gun or a singular team of guns.

Over the last couple of years this property had a 3 man team of guns who work with each other who shared this property.

Average deer numbers are circa 30 culled per year. Red, Roe and Sika available on the ground and often grow to larger sizes for the local area.

ALL DEER ARE KEPT BY THE GUN

The ground benefits from open hill ground and rides as well as mixed clear fells and easy road access all year round.

Ground is situated 20 minutes north west of the city of Inverness with an abundance of accommodation in the area and easy access to local amenities.

There is a game dealer that allows 24hours access to his facilities less than 15 minutes from the property.

The ground is between 2500 and 3000 acres.

I am happy to put this out to one gun or a team of no more than 4 friends.

Price is £6000 plus VAT for the year.

For safety and knowing who is on the ground, calendar and informing lease owner of entry protocols are in place using an online calendar. Minimum 48 hours advance notice of booking but days are not limited.

All deer must be shot within daytime and within season. There will be no licenses granted to syndicate members. If put out to one gun that gun is welcome to take a guest providing it is the registered gun that is being used. only registered guns can be used on the property.

All registered guns must have DSC - FAC with Scottish Deer legal firearms registered and Insurance (BASC etc.)

As there is a replant on the property, the lease owner and owner of the property reserve the right to protect that plantation if syndicate members cannot.

I have to say, that sounds like bloody hard going. I won't comment on cost but 30 deer off 3,000 acres of mixed open hill, forestry and clearfell? That's a lot of ground to cover for a small number of deer so either very low deer densities or the deer are confined to very small areas within the overall 3,000 acres.
 
This is an interesting one.

On one hand I can see that for a group of 4 mates who enjoy stalking together and fancy somewhere for a monthly/fortnightly trip…..a bit of a lads getaway. This could be really good, as long as the ground is suitable for 4 stalkers simultaneously and the density of deer is reasonably high. Then I think this is probably a good value proposition. After all, paying for this on a shooting estate would be considerably more costly.

On the other hand, there is a requirement to book in at least 48hrs in advance which seems strange when there shouldn’t be anyone else on the place. Plus the lease owner and land owner have reserved the right to “Protect“ the trees so does this mean they and their mates are going to continue to shoot the ground which puts a different spin on the offer.

Like all of these stalking leases the devil is in the detail so get everything clear and in writing before parting with any cash. That helps all parties and avoids arguments later.

I should also say that I have spoken to David a couple of times over the years and he always seemed to be a sensible and knowledgable guy so I’m sure he would be able to give a good steer on everything.

all fc type leases require 48 hrs notice . and you usually text when going into the ground and coming out
That's also been my experience and maybe that's just the standard rules, but when the owner and lease holder are reserving the right to 'Protect' the trees then I think its worth clarifying exactly who will be shooting on the land, contractors?, mates?. Then add in that it is stated that "no licenses granted to syndicate members" but it doesn't say that no night shooting will be happening, just that syndicate members cannot night shoot. So again it is something I would want clarified. Will there potentially be others night shooting to 'protect' the trees?

As I said above, David seems like a decent guy so I am sure he will clarify everything if someone who is interested contacts him.

The reason it states that the "estate reserve the right to shoot" is that most cannot offer the protection required. There is no "I will leave that one till next year policy".
Perhaps the ad should read X amount per annum but if there is damage then we will take it out of your 10K deposit, that would sharpen up your attendance.
Feel sorry for the OP, offered in good faith but shredded by the disgruntled few, as always.

Not drivel. Contractors are often called in up Scotland to reduce deer numbers when the syndicate members arent there. It goes on I can assure you 👍

Aye but not on the sly, if the damage is too high or cull numbers too low resulting in damage, yes contractors may be called in but the syndicate will be well well warned to get their finger out.

If u take roe damage, roughly fist 5 yrs after planting, its not like a farmers field of arable which can be grazed by rabbits/deer and the next year its replanted, yes u get a loss but only for 1 year, those trees damaged before year 5 will be taking up space for the next 40 odd years before a new crop can be planted, ur losing the profit on the whole tree if bottom section is damaged/twin stemmed, quite litteraly only good for chip, pallet/pulp wood the cheapest timber and barely pays for the felling and extraction/ haulage to mill

Why would any commercial company get contractors in behind a syndicates back??
Contractors cost money no commercial company or landowner is going to spend money they don't need to, but if tree damage warrants it then it has to be spent, but it will be a last gasp option.
I have seen some leases where it states contractors can be sent in but at lease holders expense, which is fair enough if their not doing the job.
That would sicken a few folk not only not shooting the deer but having to pay others to shoot them on ur lease

The add is fairly clear so are the rules, 48hrs notice is quite a wide spread rule nowadays, there maybe other land users on the land too farmers/shepherds possibly a keeper, possibly forestry workers or even fishermen in season.
I read the advert its clear and there is nothing that is not entirely normal in the advert compared to other leases
