This is an interesting one.

On one hand I can see that for a group of 4 mates who enjoy stalking together and fancy somewhere for a monthly/fortnightly trip…..a bit of a lads getaway. This could be really good, as long as the ground is suitable for 4 stalkers simultaneously and the density of deer is reasonably high. Then I think this is probably a good value proposition. After all, paying for this on a shooting estate would be considerably more costly.

On the other hand, there is a requirement to book in at least 48hrs in advance which seems strange when there shouldn’t be anyone else on the place. Plus the lease owner and land owner have reserved the right to “Protect“ the trees so does this mean they and their mates are going to continue to shoot the ground which puts a different spin on the offer.

Like all of these stalking leases the devil is in the detail so get everything clear and in writing before parting with any cash. That helps all parties and avoids arguments later.

I should also say that I have spoken to David a couple of times over the years and he always seemed to be a sensible and knowledgable guy so I’m sure he would be able to give a good steer on everything.
The reason for the 48 hour booking, is not because there is other stalkers shooting but there is other people that need access to working in the wood, cutters foresters etc etc this is a commercial woodland and a working wood like all out woods. There is also health and safety, fire risk, poaching protection etc etc. So if you turn up at the wood and I get a call from the police and you haven't told me then what am I supposed to say?

I am free to answer any questions about any of our properties however, this wood is now provisionally sold.

That's also been my experience and maybe that's just the standard rules, but when the owner and lease holder are reserving the right to 'Protect' the trees then I think its worth clarifying exactly who will be shooting on the land, contractors?, mates?. Then add in that it is stated that "no licenses granted to syndicate members" but it doesn't say that no night shooting will be happening, just that syndicate members cannot night shoot. So again it is something I would want clarified. Will there potentially be others night shooting to 'protect' the trees?

As I said above, David seems like a decent guy so I am sure he will clarify everything if someone who is interested contacts him.
I am open to questions 24/7 to serious parties all questions are clear and addressed on leases also .
