Sold: Single Gun Lease Near Dundee

Hi All

This is an unusual one for me but I have been asked to gauge interest in a possible single gun syndicate place on 750 acres of Roe/Fallow ground near Dundee, in fact closer to Glamis.

The place would be for one gun only, the owner is looking for £5500 plus vat .

The lease would be for one year, I personally will be the only one who will be looking over the ground other than this sole gun and as you all know I live in the Highlands so no way I am going to be there more than a couple of times a month.

Full honesty I havent seen the ground and there has been no stalker on it for a long time, I am told, so there is no cull figures etc.

New ground to me. It is forestry and there is an access track . Owner has been reluctant to put out this opportunity as he needs someone who is serious and who is trustworthy. He also would like me to deal with it .

Not really in the plans

Hell of a price. Just to clarify if you visited twice a month, I assume you would need to cull 2 deer per visit to cover expenses. Obviously over the year that stacks up. 48 deer per year. Alot of deer for 750 acres.

Do you have details of deer numbers in the area? Even PM me with details please.

I’m genuine curious about if the £5500 is a typo because it’s gotta be surely. If you paying £5500 to go shooting 750 acres your either thick and got lots of money or your thick and got lots of money

Jeez a guy I know has 10k acres leased for less than that

Usual level of SD criticism and negativity over the price. As @Tulloch has said he is acting on behalf of the private estate owner to gauge interest at this price.

If the price is generally thought to be too high just feed that back and maybe suggest what you might be willing to pay for what appears to be almost sole access to the acreage. Clearly there is a deal to be done here for the right individual.

He offers it, someone pays the asking price and that suggests it’s in the right ball park, or no one pays and he’s over done it - that’s literally how value of these things works

Appreciate that it’s a lot, but it’s not impossible that someone will pay that sort of money, I don’t agree with the value at all, it’s ridiculous but if the landowner wants it and gets it then it was right. Anything is only worth what someone is willing to pay after all

£5,500+20%=£6,600.00

£6,600/750=£8.80 per acre incl VAT
