Buying woodland - experiences please

Anyone with horses in a 5 mile radius, because although they may rent or own a couple of acres, but in their head, their mental flightly ball of dog food entitles them to the rights (but not responsibilities) of land to up to the horizon.

Side note. Even funnier when one moves to a shooting estate and demands they all stop..then gets told to do one and has an absolute melt down.

That place would list for £500k GBP if it was in Scotland, and get offers over that!

Forest properties are cheaper here and if you live away from the big towns houses are a lot cheaper than in the UK. Twenty years has flown by and while I still feel well for my age I live too isolated and if I needed home help in the future could not expect them to come out here in the winter when there is snow on the ground. Plus should I loose my driving licence through health issues I would be well fecked.
I'll be joining a new hunting team for next season so its not the end of hunting for me just yet.

Welded and built those dog kennels myself. Had five dogs at one time. Now its just me and my trusty spaniel. The earth cellar is a throw back to when they had to store their potato harvest. Its quite a thing , Built of very large granite blocks.

A store, interesting. I thought it was an old ice house. Ice houses were Common is Scotland, usually in the grounds of large historic estate houses.

Owning your own little bit of woodland is great , hard work , but great. It can be a very good investment too . We've just got back from spending the weekend at our little patch , and we've really enjoyed it.
I'm still on the lookout for a small woodland with a pool suitable to stock with fish , and then I can retire , and spend the rest of my days holding a fishing rod.
Most of the folks that knock it , have never owned any woodland . You'll find that most of the folks that have bought a bit , absolutely love it.
Just be aware that some ( but not all) woodland has restrictive covenants, but on the whole , they're just , common sense , and , common courtesy.
Just make sure that your solicitor does a very thorough job regarding, sporting rights , and , mineral rights , and you'll be all good .

Both woods are through a land agent so definitely freehold, I’ve just called them (and found out a friend now works there) one is adjacent to a pheasant shoot so noise won’t be an issue, the other one has planning application about 500M away so that’s now off the list, handy having a friend that works at the agent!

If you fancy a ride up to Wales( I know it's a bit of a jaunt) , you're welcome to spend a day at my woodland, just to get a feel for it , and see what it's all about.
Don't worry too much about having neighbours at your woodland. Our nearest woodland neighbours ( about half a mile away , in a stunning house , with 12 acres ), regularly have a walk through our woodland, and check our caravan etc , and open it up to air it when we're popping over . They pop over when we're having a bbq , or dusting a few clays , and we get on extremely well(they also bring freshly baked flapjacks , and homemade jams ) . They even told us where they hide the spare key to their house , so that if we ever have a problem up there , and they aren't at home, we're welcome to use the landline , and sleep at the house.
In all honesty, they were very anti shooting when we first met them , but now , they love a go with the guns , and they love the pheasant breast and venison that I take for them , and I also gave them an archery kit , that they use for archery competitions when the kids , and grandkids come to stay.
