Buying woodland - experiences please

I would like more outdoor space but to make it worth while moving, allowing for stamp, I won’t see any change out of an additional £700k Which I don’t currently have spare

As a result I’ve looked into a couple of freehold woods that include sporting rights etc which are not too far away. I’d like to use the space for a bit of copicing firewood, outdoor cooking, camping out and just generally relaxing, they are freehold and there is no public access so will be a fun place for the kids and any Subsequent generations as our Island gets more over populated.

Im of the opinion that it’s going to be worth what I pay for it and it’s a cash purchase so if bored and or skint in the future I can monetize

One is just over 4 acres and is 45 minutes away, the other 2 acres and around 30 minutes

Anything to watch out for?
 
Its amazing to have your own land - Its very addictive
No need really for holidays - always so much to see and do

Only thing i would say is 45 minutes is a fair way away - especially when you forget something !

That’s my biggest hesitation, the thing is the prices are hugely cheaper heading into north Suffolk, the two woods are similar prices …
 
sporting rights doesn't include stalking, make sure you'll have the rights. also, make damn sure you don't have all sorts of bridle ways or such, set up a trail cam for a week and see what walker traffic comes through, see if there's 'dogging' going on, youngsters using the woods for biking/motorcross or late night camp fires whilst smoking pot, etc. all of which, would ruin it for you. do the research in advance!
 
Neighbours would be my priority - especially horsey people.

Pal bought 30 acres and a female neighbour has made life very difficult for any form of shooting on it - simply anti shooting.

Not only is she verbally aggressive to him (was there with him once testing a mossberg 410 hushpower), but originally was very trigger happy with the 999 speed dial.

To top it off, she still thinks she has the right to walk her dogs through his private wood because it’s at the back of her garden.

Don’t mean to scaremonger, but if your thinking of shooting there - it’s the potential external dramas that should be considered at the top of the list.
 
rights, planning permissions... what is the land deemed to be? can you camp for more than 28 days per year or do you need change of use, any restrictions, covenants etc etc be very wary of woodland.co.uk and similar

This- equine focused neighbours can be very sensitive. A few bonfire nights ago, one of our neighbours 1/2 mile away from another neighbour with horses was setting off fireworks (rural area) and got publicly named and shamed / slandered / abused etc by the equine owner. (Yes there are rules regarding use of fireworks near horses, but arguably they were not near and on a traditional night where owners of horses might expect to see them / put horses away incase).

best bet would be getting a small block in the arse end of nowhere/ away from dwellings just in case. Ownership can change and with it land use etc, (within reason).
I have c2 acres of open woodland/ paddocks at home- backstops & high seat locations always the key consideration for me. Luckily not next door to horsey types!
 
Other then ensuring you have rights to the deer stalking, neighbours are a big issue, there is 15 acres of woodland adjacent to one of my shooting permissions, I did not have the permission in this woodland but I knew the person who did. Everyone time a local saw him pull up they would start walking and running there dogs in the woodland to prevent him shooting the deer. The woodland has now been sold to one of the locals,
 
Also watch out for repair obligations of the fencing around the wood. Trees will drop branches and fall across fences. Farmers will always blame the wood owner because this damage is obvious and immediate but keep quiet when fences deteriorate over time, cattle rubbing etc.

Make sure you are actually buying the freehold land. There are sharks around that parceled up larger woods and sold some kind of 'amenity right' to 1 sq km parcels or something.
 
Both woods are through a land agent so definitely freehold, I’ve just called them (and found out a friend now works there) one is adjacent to a pheasant shoot so noise won’t be an issue, the other one has planning application about 500M away so that’s now off the list, handy having a friend that works at the agent!

I’ve got an idiot like that next to one of the farms I shoot on; her husband made a few quid so they moved out of town, got a Range Rover, a big house with stables then chucked a neurotic pony in there.

She’s gone ballistic about me shooting pigeons a field over which is at least 300yds away, and quite often used to come out and scream at us/threaten us with the police when foxing if she heard a shot in an adjacent field (despite me being out with the landowner, who’d cheerily tell her to f*** off). Absolute entitled mentalist.

Plenty of stock / barbed wire fencing usually keeps a lady away from where she wants to go, maybe a bit more difficult with kids, throw in some sort of ditch, and the jobs a good un
